Amortization schedule guide
Amortization explains why early mortgage payments are interest-heavy and later payments reduce principal faster. This page is for schedule detail rather than only monthly payment.
Worked example
A $336,000 loan at 6.5% over 30 years produces a monthly principal-and-interest payment, a yearly balance summary and a monthly schedule that can be exported to CSV.
Methodology
Each month interest equals the current balance times monthly rate. The rest of the payment reduces principal. Extra principal lowers the next month balance.
