Down payment planning guide
A down payment affects both upfront cash and the long-term loan. Smaller down payments preserve cash but increase loan amount and may add PMI.
Worked example
On a $420,000 home, 3% down is $12,600, 10% down is $42,000 and 20% down is $84,000. The loan amount and monthly payment change with each option.
Methodology
The calculator multiplies home price by each down-payment percentage, subtracts the result from price to estimate loan amount, then estimates payment and LTV.
